Your Home Loan and LOC Questions, Answered.

The ones we hear most. Answered plainly, without the fine print.

What's the difference between a fixed-rate mortgage and an adjustable-rate mortgage (ARM)?
A fixed-rate mortgage keeps the same interest rate for the life of the loan. An adjustable-rate mortgage (ARM) starts with a fixed rate for a set period and then adjusts based on market conditions. Fixed-rate mortgages offer payment stability and predictability. ARMs may offer a lower initial rate and can be a good option for borrowers who plan to move or refinance before the adjustment period begins.
What's the difference between a Home Equity Loan and a HELOC?
A Home Equity Loan provides a one-time lump sum with a fixed interest rate and fixed monthly payments. A HELOC (Home Equity Line of Credit) provides a revolving line of credit that you can draw from as needed. Home Equity Loans are often used for large, one-time expenses. HELOCs are commonly used for ongoing projects or expenses that occur over time.
How much can I borrow with a Home Equity Loan or HELOC?
The amount you can borrow depends on your available home equity, income, credit profile, and other qualifying factors.
How much equity do I need to qualify for a Home Equity Loan or HELOC?
Most borrowers need sufficient equity to remain within the maximum combined loan-to-value (CLTV) guidelines after the new loan or line of credit is added. Our lending team can help determine how much equity is available based on your home's value and existing mortgage balance.
Can I refinance my mortgage?
Yes. Mortgage refinancing allows you to replace your current mortgage with a new loan. Homeowners refinance for many reasons, including lowering their interest rate, changing their loan term, switching loan types, or accessing home equity.
What are mortgage closing costs?
Mortgage closing costs are fees associated with completing a home purchase or refinance transaction. These costs can include appraisal fees, title services, recording fees, and other third-party charges. You'll receive a detailed estimate before closing so you know what to expect.
What's the difference between a conforming loan and a jumbo loan?
A conforming loan meets lending guidelines established by Fannie Mae and Freddie Mac. A jumbo loan exceeds those limits and is designed for larger loan amounts. Both options may be available depending on your financing needs and qualifications.
How much do I need for a down payment?
Down payment requirements vary by loan program and borrower qualifications. Some mortgage programs require less than 20% down, while others may require a larger down payment. Our team can help you explore the options available to you.
How long does the mortgage process take?
Most mortgage applications move from application to closing within several weeks, although timelines vary based on the loan type, property, and documentation required. We'll keep you informed throughout the process and let you know what's needed at each step.
How do I get started?
